Cancellation and other Hotel Policies:
• Reservations made on hotel website or taken over the phone can be cancelled with a penalty equal to 30% of the reservation amount if done prior to 14 days of arrival. Any cancellations within 14 days of arrival full reservation amount will be charged as the cancellation penalty.
• Reservations made through booking sites such as booking.com, expedia, hotels.com the policies as stated by the booking sites on the reservation will apply. All payments are non-refundable.
• For all reservations made through hotel website or over phone we will charge 30% of the booking amount as a deposit at the time of reservation. The deposit is non-refundable. The balance reservation amount will be charged on the 14th day prior to arrival date. For walkin reservations 100% due upon reservation. All payments are non-refundable.
• Special discounted rates and apartment reservations are payable in full at the time of booking.
• Check-in time: After 3 PM. Check-out time: Before 11 AM. Contact hotel for early check in or late check out. Subject to availability and additional fees may apply.
• This hotel requires that you are at least 21 to check in. You must present a valid ID at the time of check-in.
• Base rate is for 2 guests for standard and deluxe rooms, 3 guests for the studio, 4 guests for one and two bedroom apartments.
• Occupancy limits: Number of guests per Deluxe room with one queen and one full bed - 2 adults and 2 children. Standard room with two double beds - 2 adults and 2 children. Deluxe room with king bed - 2 adults and 1 child. Studio max 3 adults and 2 children. One bedroom apartment 5 adults(only 4 included in the base rate) and 3 children. Two bedroom apartment 6 adults(only 4 included in base rate) and 3 children. WE STRICTLY ENFORCE THE OCCUPANCY LIMITS. No additional visitors or guests other than those on the reservation will be allowed on the property at any time. Failure to follow the limits will result in immediate termination of stay and loss of all amounts paid on the reservation.
• Weight capacity for our beds as follows: Twin size supports a maximum weight capacity of 250 lbs, while all other sizes can support up to 500 lbs
• This property considers guests aged 16 and under, at time of travel, to be children. However, there is a fee of $25/child for children aged 13-16.
• The fee for extra adults, if permitted, is $30.00 per person over the base rate.
• Unless specified otherwise, rates are quoted in US dollars.
• We accept Visa, Mastercard, Discover and American Express.
• Any balance amount due on the reservation is payable in full at the time of check-in. No refunds will be made under any circumstances due to early departure or any other reason.
• Pool hours are between 9 AM and 9 PM, weather permitting and subject to Government restrictions. Pool may be closed, as needed, for any maintenance to keep the pool clean and safe. No Lifeguard on duty. All children must be supervised by an adult. NO DIVING in the Pool. No running or playing on the pool deck. No smoking or eating allowed in the pool area.
• Patio hours are between 7.00 AM and 9.30 PM.
• Parking limited to one space for each room.
• There is a beach access fee charged at the Beach Entrance but discount available for hotel guests. Make sure to ask for the discount coupon at the front desk before going to the beach.
• No pets allowed on premises, with the exception of service animals.
• Service animals are permitted and shall be in accordance with ADA rules and regulations. If you're bringing the service animal due to a disability then it is permitted by law and you DO NOT require any permission from us. No deposit or fee shall apply for the service animal.
• ALL our rooms are non-smoking. No smoking is allowed in any rooms and on the pool deck. Smoking inside the room will result in $300 cleaning fee.
• Loud, disruptive or unruly behavior will NOT be tolerated under any circumstances. We want every one of our guests to have a pleasant stay at Dunes. Please be courteous to other guests.
• Hotel policies subject to change without notice.
• Hotel is not responsible for Covid-19 related issues.
• Hotel is leased and independently operated by the Lessee Dunes by the Ocean LLC. The property owner is NOT responsible for the Hotel operations.
